• What is a modular home?
A modular home is built using a highly engineered method of producing buildings or building components in an efficient and cost effect manner. The home is built in a factory and then carried by sections to the site where a local builder puts it together. The use of building systems is common in many different types of residential and commercial construction.
Modular homes are not the same as manufactured homes. Manufactured Homes comply with the Federal Construction Safety Standards Act (HUD/CODE), which requires homes to be constructed on a non-removable steel chassis. Many communities have restrictions on where manufactured homes can be located.
Modular homes are constructed to the same building code required by your state, county, and specific locality and therefore are not restricted by building or zoning regulations. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. Your new home is inspected at the plant during each phase of construction. Evidence of this inspection is normally shown by the application of a State or inspection agency label of approval.

• What are the benefits of a modular home?
The modular housing system is a fast-growing modern form of construction gaining a growing recognition of its increased efficiency and ability to apply modern technology to the needs of the market place.

Because modular homes are built in factories, you benefit from the assembly line production process. Labor is used with maximum efficiency, with skilled craftsman moving between workstations on the factory floor. Superior quality control, reduced waste, and faster completion (30-90 days versus 4-9 months for site-built construction) are primary benefits.
The factories buy huge quantities of lumber, sheet rock, carpet, paint, and other building supplies. Therefore, they pay much less for each, and these savings are passed on to you.
When you add up all the labor, material and time savings inherent in the modular home building process, you will find that the price of your home is generally lower than a traditionally built home of comparable size.
The increased efficiency of construction results in greater value for the homeowner. Work is never delayed by weather, subcontractor no-shows, or missing material. Harmful weather never touches the inside of your home.

• How much are your homes per square feet?
Square foot pricing is the worst and most inaccurate way of comparing builders and housing value. There are thousands of items in a house and hundreds of hours of labor. Something as simple as the finishes on a facet, or a type of wood used in the back vanity cabinet and raise the price of the bathroom. Also, window design, and configuration, whether or not, the house as a fireplace, etc. all affect the square foot price. Comparing items, workmanship, service, checking references and viewing the factory are the best way to determine value. Each home is custom design for client, site and environmental conditions. For example beach homes would need hurricane wind loading, vinyl windows, etc. Homes going to mountain slopes require energy efficient insulation and heavy snow loading capabilities.

• Are there limitation to the design and size of a house?
Homes can be built to any size that you like. The design and size of your new home is only limited to your imagination.

• Is it possible to do our own finishing work? Such as driveway, cabinets, etc.
An unfinished modular home, referred to, as a "drop set" or "shell" home, is available thru Elegantly Crafted Homes Inc. We offer flexibility for the owner to do as much or as little work in the home as desired. An example would be if you would like to paint or do the basement and have us to everything else. We can do that.

• Are Modular Homes a better value for my money?
When you add up all the labor, material and timesavings inherent in the modular home building process, you will find that the price of your home is generally lower than a traditionally built home of comparable size.
Plus you will keep saving money year after year, as your energy efficient home keeps your heating and cooling bills low.
Repair bills can really add up. A well-built house is a home that is easier and less costly to maintain. Additional factory insulation and precision building techniques make the modular house a super efficient energy conservation home. From the outside your home might look just like a normal house, but after all those years, quality shows through. Modular homes are precision built at the factory, and they're built to last. • How long does it take to build a home in the factory?
The time it takes to build your Elegantly Crafted Homes, Inc. home varies by season and Elegantly Crafted Homes, Inc. order "backlog". That being said, one of the advantages of building a modular home is speed of construction. When your builder places your order it will go into Elegantly Crafted Homes, Inc.'s backlog of homes to be built, which typically runs 5 to 10 weeks. While your home is on order the site work on your building lot will be completed. On average a modular home consisting of two modules will take about 6 days to build in the factory. After delivery to the site and setting the home on the foundation, the builder will take about 4 to 8 weeks to finish the home. The builder's time frame depends upon the home design and on the amount of additional site work, such as garages, porches or decks that are to be built, and the builders backlog of other homes to finish. You can move into your new modular home much quicker than a typical site-built home.

• How do you get the house to my property?
Houses are delivered to your site by specially designed & fabricated trailers. These trailers reduce the stress on a house as it is being delivered.

• How are the houses priced?
Houses are priced according to design, materials used, and labor costs. The specifications of each plan in our plan book have been carefully calculated and accurately priced. A custom plan does not cost more because it is custom. All custom homes are individually priced.

• Do you build garages?
Yes, we build both, modular or panelized garages.

• Where are your homes built?
They are built only throughout New Jersey.

• Are they built as well as site built homes?
In our opinion, yes they are. Our homes have up to 30% more lumber, which makes them strong enough to be lifted and moved by crane. Our building technology used, far superior and considerably sturdier than stick built homes. Quality engineering and modular construction techniques significantly increase the energy efficiency of your modular home. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. In-plant inspectors as well as independent inspection agencies inspect the home on behalf of your state and local government.

• Is it hard to finance a modular home?
No. In fact, it's quite simple. Modular homes generally qualify for the same rates and site built homes.

• Does it cost more to insure a modular home?
No. Not a true modular home. A true modular home will get the same rates as a tradition site built home.

• How complete is the home when it is set?
Depending on the home itself, sometimes between 80-90% complete.

• Can I do the finish work myself? Can I choose something like flooring locally?
If you are a "jack of all trades", have friends that are, or are willing to do the sub contracting, then our drop set program maybe for you. It allows you to do some work and save money. Yes items like carpet, vinyl, wood, and tile flooring can be deleted and purchased locally. If there is something that is very important to you and Elegantly Crafted Homes, Inc. does not offer it, we will try to accommodate you.

• Do you do septic tanks?
Generally, no. However, we do know people in the business who will do a good job for you. We can build the cost into our contract with an allowance, so that the septic tank could be included in your loan.

• How long is your warranty?
With our homes we offer a 10 year written warranty. Most modular home companies only offer you a 1 year warranty.

• What if I need to finance?
Elegantly Crafted Homes, Inc. quality and appealing designs generally result in above average appraisal values. Thus, obtaining home financing for credit worthy clients should pose no difficulty. If you do not already have a lender in mind, one of our customer service reps will help you in locating one.

• Is my home energy efficient?
Your energy cost will depend greatly on where you live, what type of heating (natural gas, propane gas, electric or oil) and your life style. Every Elegantly Crafted Homes, Inc. Home is built with energy conservation in mind. Standard features in Elegantly Crafted Homes, Inc. Homes include:
· 2x6 walls with R-19 batt insulation
· R-30 and R-36 ceiling insulation for all models
· Insulated Low "E" glass in windows (Double paned argon filled glass windows, with decorative grids inside the glass for easy cleaning.)
· Insulated steel exterior front and rear doors Insulation stuffed around all framing of exterior doors and windows
· Insulation sealer around all module "mating" connections
Proper foundation insulation supplied and installed by the local Elegantly Crafted Homes, Inc. Builder. Heating equipment is based upon local and fuel supply.

• What Do Modular Homes Look Like?
Modular homes look like any other home. Today's building technology has allowed modular manufacturers to build most any style of home from a simple ranch to a highly customized contemporary. And it doesn't stop with houses. Modular producers are busy building banks, schools, office buildings, motels and hotels. You've probably been inside many modular structures and never even realized it.

• What safety features are included in an Elegantly Crafted Homes, Inc. modular home?
Your safety is first and foremost in our product development. Every Elegantly Crafted Homes, Inc. home has built-in safety features to protect you and your family and includes the following features:
· All Elegantly Crafted Homes, Inc. homes are built to meet the State and local building codes and is inspected both by an internal Quality Assurance Department as well as an Independent Third Party Agency and by State Inspectors.
· Smoke Detectors are supplied for all bedroom areas as well as for each living level according National Electric Code. All smoke detectors are hardwired interconnected with battery backup. When one smoke detector goes off, they all go off.
· Ground fault protection is provided for all kitchen, bathroom and exterior receptacles as per National Electric Code.
· All copper wiring and circuit breaker electrical control panels.
· Dead bolt locks are supplied on all exterior doors.
· Anti-scald control valves are supplied on all tub and showers
· All bedroom windows are sized to meet egress requirements.
